
Once an offer has been written:
- When we receive notice of an offer to purchase from a
prospective buyer, a suitable time for the buyer's Realtor
to make his presentation at your home will be arranged at
your convenience.
- After the presentation of the offer, I will review the
documents for accuracy, and will provide you with a thorough
explanation of all forms, including the time clause addendum
if necessary, financing clauses, building inspection conditions,
and all other pertinent documents.
- You will be advised on the quality of the offer, with
an explanation of all relevant terms and conditions, complete
with an assessment of the buyers' strategy.
- You will receive counseling regarding your options of
accepting the offer, rejecting the offer, or making a counter
offer. At this stage, dealing with an experienced Realtor
like myself can make a huge difference in your outcome.
Inexperience can cost you thousands, if not the whole deal.
- At your direction, the documents will be prepared to either
accept or counter the offer. As well, you will be as advised
on completion, possession, and adjustment dates, dovetailing
those, if required, with the dates of the closing of your
new property.
- I will then return the accepted offer or the new counter
offer to the Buyer's Agent, presenting your position in
the best possible way. I will be negotiating on your behalf,
attempting to secure for you the best possible price and
terms, while protecting your interests.
- Once you have an accepted offer in place, I will work
with the buyer's Realtor to satisfy any and all subject-to
conditions, arranging the mortgage appraisal, the home inspection,
and finally preparing the paperwork to remove those conditions
from the contract.
- I have excellent contacts in the mortgage brokerage field.
This is important in helping you hold a deal together should
the buyer run into trouble with their financing. This happens
all the time. An offer is useless if the buyer can't arrange
financing.
- I will help you keep costs down by recommending lawyers
or notaries who will provide quality service at reasonable
rates.
