
Once your property is listed for sale:
Below you’ll find a few basic components of my
Selling Plan; the bulk of my plan will be presented to you
when we meet in person…you won’t be disappointed.
- A lock box security system will be installed, so that
if no one is available you won't miss any showings. A lot
of people want to view during the day, and if it's not available,
they move on.
- Your property will be registered with the Victoria MLS®
System, to expose your home to over 1200 local Realtors.
This is a major marketing advantage for you. Also, your
property will be advertised world wide through the Internet
at MLS® Online.
- An MLS® inspection tour will be arranged on a convenient
day, to allow other Realtors a chance to see what you are
offering. Often times they may already have a buyer in mind.
- Your property particulars will be broadcast without delay
to every Realtor in my office…over 140 in total…this
is a terrific tool to generate immediate interest.
- I use effective advertising in the Times-Colonist, Real
Estate Victoria, and newsletter circulars to professionally
promote your property. And I know how to handle the calls
when they come in, so buyers don't just 'drive by.'
- Further, your property will be exposed to hundreds of
past clients and to others that I regularly network with.
These are contacts that like to be kept up to date, and
are a large source of referral business. I spend hours each
week promoting my listings this way.
- Regular, professional open houses will be conducted at
your convenience, to expose your home to even more potential
buyers.
- I book all the appointments, on your schedule, and handle
all the other Agents, so you don't have to. Also, I will
follow up and record the results of all showings, including
showings by other firms. You will be contacted within 24
hours of each showing with a full report.
- I am available all day with a 24 hr. phone service, cell
phone, pager, fax machine, and wireless lap top computer.
This is a big advantage for you, because if a buyer calls
and no one answers, or there's a machine, they simply go
elsewhere.
- I will sort out all prospects, concentrating on those
who are serious and who qualify. You don't want a whole
group of unqualified strangers roaming around your house.
- I will help buyers decide to take action on your home.
I know what it takes to get them to make a decision. And
I will be negotiating on your behalf. You won't lose a buyer
just because the first offer was low.
