
When you are ready to proceed:
- I will verify the pertinent details of your property,
including the age, current zoning, assessed value, current
year taxes, lot size, names and locations of schools, easements,
rights of way, restrictive covenants, and setbacks.
- You will be assisted with all contractual forms, including
a detailed explanation of the Agency Disclosure Form, the
Property Condition Disclosure Form, the Data Input Form,
the Listing Contract Form, and any other required forms.
After the paperwork:
- I will measure your home, both inside and outside, recording
the accurate room measurements, livable square footage,
total square footage, establishing construction type, style,
finishing materials, roof style and type, foundation type,
noting pertinent interior features, basement height, wiring
type, plumbing type, heating type, exterior features, parking
type, and features, lot type and style, as well as listing
class, zoning class, and all other relevant details.
And finally:
- I will order a title search to ensure there are no glitches
that could hold you up later. As well, professional photographs
will be taken of your property, and a 'FOR SALE' sign prominently
placed on your front lawn. I will then process your listing
through the Victoria Real Estate Board, to expose it to
over 1200 local Realtors as well as posting your home for
worldwide exposure on the internet through MLS.CA.
Finally, I roll out my Selling Plan which has produced outstanding
results for past clients over 16 years.
